Process
From First Conversation to Opening Night
We've designed and built our own sports and leisure venue from the ground up. Every phase of the Kinetik process was developed, and refined, through doing it ourselves at 1IRON Indoor Golf. This is how we build for you.
Every Kinetik Spaces fit-out is manufactured by Edward Williams Furniture, a full-service design and manufacturing business based in Milton Keynes. This is not a subcontractor relationship, Edward Williams is an integrated part of the Kinetik delivery capability.
The factory operates CNC machining, a professional spray booth, and a large-scale workshop capable of running multiple projects simultaneously. The in-house design team produces full CAD drawings and 3D renders before production begins, and works directly with client architects where needed. Every material category a premium fit-out demands, solid timber, veneers, metals, stone, glass, upholstery, and acoustic panels, is handled in-house.

Phase One
Discovery & Scan
We start with a free consultation to understand your vision, space, budget, and commercial goals. If the project doesn't stack up, we'll tell you before you spend a penny.
Phase two
Feasibility & Revenue Modelling
We assess your site, model your revenue across three scenarios, and produce a business case. Benchmarked against 1IRON actuals, not industry averages.
Phase Three
Design & Visulisation
Full architectural drawings, 3D renders, bay layout, acoustic design, M&E specification, and technology placement. You see exactly what you're getting before a single panel is cut.
Phase Four
Off-site fabrication
All joinery, acoustic frames, bay enclosures, and fit-out elements are manufactured at the Edward Williams factory in Milton Keynes. Precision-built off-site means minimal disruption on yours.
Phase Five
On-Site Installation & Technology
Our specialist team installs the full structural fit-out, followed by technology, AV, IT, lighting, CCTV, and booking systems. Every component is calibrated to spec before we move to handover.
Phase Six
Handover & Ongoing Support
Staff training, system walkthrough, and soft launch support. We don't disappear after opening night, operational consulting, expansion planning, and system maintenance are available as standard.
